Curb Appeal
First, look at the outside of your house, also called your curb appeal. Take a fresh look at the outside of your home from the view of a passerby. What do you notice first? What dollar-earning features seem waiting to be noticed?
Acknowledging this helps us to decide what measures we can take to draw buyers from the street and into your home. If your home's exterior isn't up to par with touched up paint and blooming greenery it's time to get those things done. Follow the Curb Appeal Checklist and increase your house's final selling price.

Welcome Home
Can buyers picture themselves lounging in your living area, reading a good book in your spa tub or inviting family and friends over for a dinner in your dining room? We want your Open House to welcome buyers and offer them a sense of ease. I'll help you do this by suggesting small improvements that highlight the features of your place.
I'll suggest that you take away items that give the appearance of clutter. Tabletops should be free and clear. Kitschy sculptures, sentimental items, family photos, and kids' artwork should get moved out of sight. We need to "de-personalize" the place so buyers can picture it as their new house.
I know exactly what a room's best characteristics are and how to highlight them. Enhancements that directly impact your bottom line include fixable like pieces of furniture that should be rearranged, rooms that need neutral paint, carpet that needs to be replaced, fixtures that need polishing, and windows that need washing
We'll make sure your house is neutral and that it's inviting, steering clear of "loud" or "too-bright" shades on the walls and furniture. And if none of your belongings are there, you can try temporary furniture. You want your home to look lived in as opposed to cold and deserted.

Setting the Stage
I'll tell you when you're ready to show your home, because all of the changes come together to paint a picture of what buyers can envision after they choose to buy your house. To counteract darkness is a mood changer and we'll part the curtains, and reduce shadows where needed to show off your home. We'll enhance the air of the house with enjoyable music to listen to while guests take a walk-through of your home and make sure a pleasing aroma circulates room-to-room. We'll add cozy-looking throws, and pillows on your chairs and bed. Buyers should feel like your home is their future home. |
